DENVER, CO – June 14, 2025 – The Burnham Yard Broncos stadium project may no longer be a matter of “if”—but “when.” Over $150 million in property acquisitions around Denver’s historic Burnham Yard strongly signal a bold redevelopment vision that could bring a new Denver Broncos stadium to the heart of the city.

Real estate analysts and city planners alike are now referring to the project as the Burnham Yard Broncos transformation, citing an unusual mix of cash-only deals, anonymous LLCs, and above-market prices paid for aging industrial properties.

Since late 2023, at least 13 properties surrounding Burnham Yard have been purchased under Delaware-based LLCs with no public financing records. The Burnham Yard Broncos land rush covers a zone between 13th Avenue and 4th Avenue, Navajo Street and Tejon Street, wrapping around RTD’s Osage Station and the former Burnham railyard.

At the center of these deals is Lea Ann Fowler, a real estate attorney with Hogan Lovells and a former colleague of the Broncos’ general counsel—further fueling speculation that this is the groundwork for the Burnham Yard Broncos stadium redevelopment.

Sonenreich: “The Land Is the Story”

One standout deal was the $47 million sale of 701 N. Osage, a warehouse that had last traded for $33.4 million in 2018. Despite its dated structure, the premium paid has analysts pointing to land value, not operational use.

“That warehouse is not worth $47 million,” said Aviva Sonenreich. “What is worth $47 million? The land. 701 Osage is on the corner of Main and Main in Denver.”

This strategic corner parcel may soon become a core piece of the Burnham Yard Broncos stadium footprint.

The move, she suggests, isn’t about what’s there now—it’s about what’s coming next.

“Whomever is truly behind this mysterious Delaware address has already figured that out,” Sonenreich added, referring to the LLC used in the deal.

Other deals include:

  • A $53 million self-storage facility
  • A $7 million vacant lot next to the Osage RTD stop
  • A $12.5 million land flip of 1530 W. 13th Ave., more than double its 2023 sale price

All properties fall within the area bounded by 13th Avenue (north), 4th Avenue (south), Navajo Street (east), and Tejon Street (west), forming a crescent around Burnham Yard.

The Broncos, whose Empower Field at Mile High lease expires in 2031, have acknowledged they are evaluating multiple options for their future home. While the team has not confirmed any land purchases, speculation about the Burnham Yard Broncos stadium has intensified as local stakeholders observe movement in the Lincoln Park market.

Despite no official announcement from CDOT or the Broncos, all signs suggest Burnham Yard may soon be transformed into a vibrant entertainment district, anchored by the Burnham Yard Broncos stadium project—a bold pivot from industrial past to iconic future.
