While the fundamentals of small bay industrial real estate are challenged, some brokers are adapting through innovative marketing approaches. Historically a relationship-driven, low-tech corner of commercial real estate, the sector is now seeing a surge in digital adoption.
“There’s so much competition in other content areas—but hardly anyone is talking about commercial real estate online,” Sonenreich noted. “Because there’s so little content, demand is high. It’s the opposite of every other content category.”
By leveraging LinkedIn for B2B credibility and platforms like TikTok and Instagram for reach and engagement, brokers are building visibility in a space where online content has been scarce. This shift has allowed proactive brokers to stand out, attract qualified tenants, and build lasting relationships even in a slower market.
To succeed in today’s small bay industrial real estate environment, owners and investors must be disciplined in acquisitions and value creation. Properties purchased at sustainable basis points can withstand market downturns and provide negotiating flexibility. Those acquired at peak pricing face significant return challenges.
Tenant retention now requires more than competitive rent—it demands proactive management, property improvements, and lease flexibility. The owners most likely to thrive will be those who invest in keeping their tenant base stable, even if it means short-term concessions.
While the small bay industrial real estate market faces undeniable headwinds, opportunities still exist for well-capitalized investors and strategic operators. Distressed sales provide entry points, and digital marketing continues to give forward-thinking brokers a competitive advantage.
As Sonenreich pointed out, “This is still a sector with incredible long-term potential. The businesses that occupy these properties are the backbone of local economies. If you can buy right, add value, and adapt your approach, there’s still room to grow.”
The recovery of small bay industrial real estate will depend largely on broader economic stability and the ability of small businesses to adapt to new cost structures. In the meantime, brokers and investors who remain agile—embracing digital marketing, acquisition discipline, and tenant-focused strategies—are best positioned to navigate the current climate.
